I had a wonderful experience the four months I lived at Blend SD in Mission Valley. Alliah was extremely responsive and informative and made the move in process very easy. Maritza was also very responsive and a pleasure dealing with during the move out process. Finally Jack, the property manager, returned my security deposit back in full. I would highly recommend Urban Coast to any prospective tenants!

This company has been helpful when we had issues with our rented cottage. They are honest and address your issues in a timely manner. I appreciate them and the owners, I only hope that they will become tenant advocates in a potential rent raise In the future. Of course we understand that expenses and costs rise therefore rent must rise. Yet, times have been tough and a year with a stable rate, and no raise would be very helpful, but if rent must raise we understand. Either way we appreciate you, and remember God loves you. I love living here. Management is super responsive to repair needs. I'm giving urban coast a 3/4 rating because rent is oppressively high -- this isn't specific to Urban Coast, of course but I feel that property management companies have the responsibility to advocate for tenant rights and have a lot of power when it comes to dictating the cost of living in our cities.

Ever since this property management company took over our building, repairs take forrrrever -but went it comes to money, they sure are quick to raise the rent! Our elevator went down and it took five days to fix. My fridge went out and it took over a week to fix and no other solution was presented to help resolve the issue. Our gated garage door (aka security we pay for) is currently broken and we’re going on 14 days now. ….get it together and do better!!!

Building has termites pretty bad. Electricity is out of date, shorts out when connecting something as simple as a microwave due to the outlets still being connected to the lights (atleast thats what the electrician said when he came out to look). Laundry room washer and dryer change machine doesnt get change out as often so you either loose coins that way or they eat your coins just because. Parking is crowded. You have small spots to park and you park in rows so when roomate need to go to work before you, you have to swap cars often. Communication with some property managers is terrible and can come off rude at times even when they are responsive. It is also very hard to get in contact with property management via phone services. Building is very outdated which explains the termites and after dealing with a swarm of them after about a month in my bedroom getting into my personal care items they finally got pest control out, he verified it was indeed termite infestation and that the whole building needs to be treated and that he will talk to property management, havent heard a response about it sense. Its been 3 months from Aug-Nov when i finally left. before i left i put in another request because now they are swarming in the kitchen and i have videos and pictures. I wouldnt reccomend anyone living here with how high the rent is, and unusable garages with tons of issues with the building alone. The place isnt worth the high rent staying with also cops every week showing up all times of the night due to high crime activity. The place is also across from a middle school and traffic can block your cars in at times with picking and dropping off students. Wouldnt recommend this place to anyone.

Urban Coast Properties, “Modern Management with an Old Fashioned Feel” - meaning that they think it’s okay to let you live with serious mold growth in your apartment like it’s 1940 and not take care of the problem. Get ready to hear the crickets sing! If you ask them to fix something, the maintenance portal is the only way to contact them, but rather than fixing the health code issues (mold) they’ll just try to evict you and paint over it for the new tenants. Get ready to overpay for your water bill, if you don’t keep a close eye on that every month it tends to double in price out of nowhere. As for Phoebe Lyons, she’s your main point of contact and rude as the day is long. Good Luck!

I am a new tenant at an Urban Coast Property and upon move in I discovered a few things that required maintenance attention. Forest, was the the technician sent out to deal with my request(s). Forest did a phenomenal job tending to all of the things listed in my request. He replaced multiple sets of blinds, window screens, removed an object from my garbage disposal, replaced light bulbs, and contacted a window professional about a broken window lock. He went above and beyond, even using a magic eraser to remove some of the marks left from the renovation before I moved in. He helped me with a few tight screws I was having trouble with and overall made sure all of the items were remedied to my liking. I was admittedly pretty frustrated with the items I found upon move in and not pleased with the communication I received, initially. But once the Project Coordinator, Bianca, and the technician, Forest, got a hold of my maintenance requests they acted swiftly. Forest's help eased my frustration and made my new place feel like home.
